Position Overview & Role Purpose:
Manage end-to-end site acquisition, location scouting, lease negotiation, and construction project execution for dark kitchens and quick-commerce facilities across Kuwait.

Key Responsibilities & Operational Duties:
– Location Scouting & Market Analysis: Identify high-potential neighborhoods, analyze delivery zones, demographic data, and competitor density to validate site viability.
– Deal Structuring & Negotiation: Lead commercial lease negotiations with landlords, property managers, and brokers; draft and finalize Letters of Intent (LOIs).
– Cross-Functional Collaboration: Partner with internal/external legal counsel on lease agreements, collaborate with finance on CAPEX/OPEX budgets, and coordinate with procurement for vendor onboarding.
– Construction & Project Shadowing: Monitor site build-out progress, interpret architectural blueprints, and act as a liaison between landlords and construction teams to ensure projects meet timeline and budget milestones.
Qualifications, Required Experience & Core Competencies:
– Experience: Minimum 3+ years of experience in commercial real estate, retail expansion, property acquisition, or similar roles (Food & Beverage, dark kitchens, or quick-commerce expansion is a strong plus).
– Negotiation Skills: Proven track record of successfully negotiating commercial leases and managing complex property transactions.
– Project Management & Fluency: Exceptional organizational skills with the ability to manage multiple site acquisitions simultaneously, alongside strong cross-functional communication with legal, finance, and construction teams.
